每幢公寓必有一套内部的物业管理条例,而物业管理处是有权执行这些条例,并要求居民遵守。这些条例其实是相当简单的,但是还是有不少居民无意中犯禁了。这里所说的,全是一些最基本的规范,以免对其他居民造成不便的条规。

物业管理处虽然定时举行会议务求居民遵守这些条规,然而还是有不少人视若无睹,或是一无所知,以下就是一些你不可不知的物业管理条规!



一、建筑物外观

当买家一签下买卖合同后,就会列明物业管理的条规,这包括一定要熟知整幢建筑物的外观颜色,例如大多数的公寓管理处必会限制居民在自家的单位髹上不同颜色的漆,因为这会破坏整体建筑物的统一颜色。

有者是即使是家居外的鞋架也会因有碍眼瞻而被禁外放在家门外,此外一些公寓也有限定特定的铁花门,因此这些具体细节一定要先了解清楚。



二、砸墙拆墙

在还未得到物业管理处的审批前,绝对不能自行砸墙拆墙!事实上,许多物业管理处是不允许这样做,因为风险太高了,有些户型的墙体是承重墙作用的。而如果拆墙时引起的噪音更不用说了,最重要的是先问问自己:有必要拆墙吗?而且一定先要向物业管理处申请!



三、停车位

公寓居民一般上有分配好的停车位位置,但有时候该置欠理想,而且不是人人都有幸能得到最佳的停车位位置。但是基本规矩也是要遵从的,当一个居民自己有停车位却泊车在访客停车位,或是占用其他居民的停车位,这种行为可会引起锁车或是被罚款的。

如果你不知道的话,这里要强调的是,在签署买卖合同时,买家就务必要遵守相关的停车位条例,而且合同里是有一个区块阐述此事的!所以千万别漏看!



四、访客门禁

当然居民时尔会有访客来访的,但居民也得理解物业管理处的门禁标准作业,而且了解是否有访客停门位或是需要填写什么表格及文件等。

这些条规也实施在搬运公司身上的。这些门禁举措其实都是要实行场所内的保安,因为安全至上,以防闲杂人等混入进内。所以居民一定得要谅解这种作法。



总结

总的来说,这些都是一般公寓所实行的条例,居民务必要遵从,这样才能安心地在公寓起居安家,也方便物业管理处行事管理,看顾每位居民的安全。

what if the residents refuse to follow the house rules that has no penalty or punishment imposed and written in the document?

from i know was a residents doesn't follow the rules,and some more make noise to the management, then the manage called police to catch them with penalty rm300. this was i saw on years 2016.

Don't think the resident who wish to stay there will make a fuss of the house rules. Rules are meant to be follow so others will comply with it the same. Management should be high alert on the security so outsiders won't be entering that easy as it will target the thieves if its easy access therefore breakin will happen

@henry normally the JMB will put up notice that there will be penalty if they break the rules.

@ltc_eugene exactly eugene! some of the people just don't know how to appreciate things. You know recently the management at my condo just posted one notice on vandalism at the condo. She just use her leg to kick the elevator button, what kind of brain is that, i don't understand.

Most of people did not understand what is property management and did not aware there is Strata Management Act.

Did not understand vs ignoring is 2 different things. They boldly claimed that they paid so much maintenance, yet when asked how the money is utilised, they are clueless. Yes Windz, they can't separate individual vs strata..

Can I presume that Individual is better; if you plan to renovate + paint the exterior of the property heavily?

By the way, does Strata titled property, regulate the renovation you can/cannot do at the interior of the property?

Yes Dominic. Strata property is always subject to house rules and regulations set by JMB. One of the concern is uniformity of the developoment. Hence, renovation and painting to exterior of building is highly controlled.

For owner that plan to overhaul the whole house, then individual title is better.

A lot of buyers do not know what it means to purchase a Strata property... 

Somehow, the developer sales person managed to sweet talk the buyer into agreeing to purchase.

Kami baru beli kondominium yg mmg selesa untuk diduduki. Tetapi amat kesal dgn jiran yg tidak prihatin. Setiap petang memasang bauan dan asap yg masuk kerumah melalui balkoni dan kami tidak berpeluang untuk berihat di balkoni disebabkan asap dan bauan dan juga menyebabkan langsir kami melekat baunya.  Pihak management telah saya maklumkan tetapi perkara ini masih berlaku setiap hari. Saya amat berterimakasih sekiranya ada yang boleh beri pandangan dan cadangan. Apakah tindakan yg sepatutnya diambil oleh pihak management. Terimakasih
