Leveraging on the rejuvenation of Bangsar South, formerly known as Kerinchi, IJM Land Bhd’s RM246 mil Suria Pantai development benefits from the increasingly upscale enclave’s central location in Klang Valley.

Comprising 896 residential units in a single 34-storey block, the 4.21-acre project offers a single 3-bedroom, 2-bathroom layout with a built-up of 810 sq ft at a launch price of RM275,000, along with an integrated six-storey carpark.

Developed in collaboration with Amona Development Sdn Bhd, Suria Pantai, which covers 4.21 leasehold acres, the development represents the Federal Territories Affordable Housing Project (Rumawip) component of IJM Land’s upcoming Pantai Sentral Park township within Pantai Dalam, near Bangsar South.

The heart of the matter

“Considering its prime location, this development is a true value-for-money option that should not be missed. It is positioned between reach of amenities as well as paths of connectivity, about 3km to Mid Valley and 5km to KL Sentral,” says IJM Land senior general manager (Central Region) Dato’ Hoo Kim See.

Aside from its central location, Suria Pantai also addresses key issues in the property market today, including affordability and availability of housing for first-time purchasers, which has led to the development of rent-to-own and micro-home initiatives.

Housing issues for younger purchasers has seen the rise of alternatives such as rent-to-own and micro-homes.

At about RM340 psf, Suria Pantai is well within the low-cost to mid-tier bracket, placing it within reach of younger Generation Y and Z buyers.

Under the Rumawip programme, single individuals with monthly incomes under RM10,000 are eligible to purchase homes in participating projects, as well as those with combined monthly incomes up to RM15,000.

Suria Pantai, which is slated for completion in 2022, has seen a 75% uptake rate to date under these terms, with IJM Land holding a unit selection event for about 160 purchasers on 12 Jan at its ICE Gallery exhibition hall in Pantai Sentral Park.

Pull factors aplenty

In terms of facilities, Suria Pantai offers basic amenities such as a swimming pool, playground and multipurpose hall. However, the prime draw of the development is its location, with proximity to numerous hotspots such as Petaling Jaya, Bangsar, Sunway, Bukit Jalil and Kuala Lumpur itself.

Accessibility to these locations is facilitated by numerous major routes nearby, including the Federal Highway, New Pantai Expressway (NPE), Kerinchi Link and the East-West Link Expressway (Salak).

In addition, the developer has invested RM98mil, including land, operational and maintenance costs, into a dedicated 2.8km interchange comprising three ramps enhancing entry and exit to Pantai Sentral Park from the NPE.

Other amenities in the surrounding area include no less than three retail hubs, ranging from the KL Gateway neighbourhood mall to Bangsar South’s dining-centric Nexus and of course, Mid Valley City, comprising Mid Valley Megamall and the Gardens.

Housing for the people: the project delivers affordable homes in a prime location.

In addition, Suria Pantai is located close to the 200-acre Bukit Kerinchi Forest Park, which has seen upgrading in recent years with new facilities such as camping sites, walkways and a fish pond. The park also provides connectivity to Bukit Gasing and its hiking trails for those with active lifestyles.

Formerly given over to squatter settlements and police housing projects, Bangsar South itself has seen a number of controversies. Some quarters have raised concerns regarding the change of the area’s name from Kerinchi, and there have been questions as to whether the name Bangsar South itself should be available for other developers to use.

The area has seen significant growth following its reimagination as Bangsar South under UOA Development Bhd, along with IJM Land’s RM 2.5 bil Pantai Sentral Park venture, billed as a 58-acre township within a township, with integrated residential and commercial components to be developed over multiple phases.

Pantai Sentral Park is at a very good location, but the Suria Pantai is located a bit further away from Pantai Sentral Park. It is also surrounded by Malay cemetery. The facilities are also limited due to its apartment. In my opinion, it's not worth at that price with that limited facilities.

@henry Hi Henry, yes, the proximity of the cemetery is a factor for some purchasers, but uptake in the project is still pretty good. A local author called it the "ghost walk radius" - the distance from a cemetery in which a property will be affected!
