Every week we look at the top searched places here on PropSocial and every week we see one specific place that is constantly searched. Cheras seems to be a hotspot for renters and investors so we began wondering why. But first, let us point out that investing in property is practiced differently by every investor. So with that said, let's break down the reasons why investors are interested in Cheras and why Cheras has always been the top searched when it comes to property for sale in Selangor.


1. Accessibility

Cheras is easily accessible. 11 MRT stops make it possible for investors to assume the quality of life from accessibility alone. There are also roads that are constantly being upgraded and built which eases traffic congestion. The misconception is that Cheras is way too big and way too jammed, however, due to the focus of growing road accessibility and well-established transport systems, the perception is changing.


2. Easily Affordable

Cheras has an average price of RM326 per square foot (PSF) for landed and an average of RM407 psf for non-landed. You can see the stats here. Although as Cheras grows in popularity for investors, there has been an increase in demand driving higher transactions after the September 2019 dip. So it is a matter of who’s going to be late to the game?


3. The Effects on Malaysians From the MCO

With working from home made possible by wave after wave of the Movement Control Order (MCO), people and companies have adapted to staying virtual. This has driven some buyers and renters to live in a place that is further away from the city. From forests, quiet hills, or just plain affordable housing, the increase in people moving further away from the city has increased since January 2021.


4. The Surrounding Areas

Cheras is wide yet the surrounding areas and districts have been slowly reaping some rewards from the ever-growing population. Developers are excited with many already developing some areas. It has been exciting times for places like Maluri and Taman Shamelin Perkasa. This in turn will turn Cheras into a destination for more offices as it becomes more and more of a self-sustaining district.

So now we know that the growth in Cheras is in our favour. With many investors making moves in it’s property market, it may be that Cheras is on its way to being a sustainable hotspot for investment for the next decade. What do you think?
