First-time homebuyers often seek out more modestly priced-homes whether for investment or for residence. But sometimes, locating a well-built, affordable home especially near major city areas can be a tricky find.

With the help of PropSocial’s powerful search features and filters, we’ve discovered a few value-for-money developments that might be of interest to property buyers looking for homes in the vicinity of Kuala Lumpur.

Here are five of the best upcoming homes to consider owning:

1. The Henge Residence, Kepong – RM490,000

For those working in and around KL City Centre, this property location is certainly convenient, what with it being only a 30-minute drive away or under an hour’s commute via KTM Komuter. It is also well connected to other parts of the Klang Valley through the MRR2 and LDP as well as Jalan Ipoh and Jalan Kuching.

In terms of security, buyers may be delighted to know that this building is protected by a 4-tier security system, which isn’t highest level available but is still above average.

As for facilities on offer, residents will enjoy the standard plus a little extra by way of trampoline parks and putting greens.

The property itself is impressive size wise with three layout options that range from 1,100 to 1,300 square feet – a decent capacity to accommodate small to medium families.

Now what you hardly get with affordable homes are great views, but being in such close proximity to the Kepong Metropolitan Park, this property does offer lake view options.

This project is expected to be completed in 3 years.

2. D’Idaman Residence, Bandar Tasik Selatan –RM482,000

Situated atop a commercial complex, residents will have easy access to shopping, dining and other leisurely activities not too far from home. But with layout options starting at only 800 square feet and maxing out at 1,097, this property is probably better suited to first time-buyers, singles and perhaps even young families with respect to its smaller size.

Getting out and around is rather easy from this property’s location with LRT and KTM stations nearby while those driving to KL can expect a commute of slightly less than 30 minutes. The location is also connected to other parts of the Klang Valley through major highways such as the Shah Alam KESAS, Sungai Besi Expressway and the MRR2.

In addition, plenty of schools and colleges can be found within a 20-kilometer radius including Saito College, Kolej Mentari, SEGi College KL, and Help College of Arts and Technology. Residents will also appreciate shopping options that include Plaza Salak Park, Endah Parade, The Mines Shopping Mall and Cheras Leisure Mall, all being less than 15 minutes away by car.

For leisure facilities, this serviced residence has a gym, Jacuzzi, swimming and wading pools as well as a karaoke room.

This project is expected to be completed in 1 year.

3. Mahogany Park, Kajang – RM388,000

Located near the Impiana Golf & Country Club, these stylish apartment towers are a golfer’s paradise. Developed by Sime Darby Property, a residence at Mahogany Park is quite reasonably priced as it offers 4 main layout types that start at 872 to 1,507 square feet to suit the space requirements of singles and small families as well as growing ones.

In terms of commuting, a drive to KL City Centre will take approximately 30 minutes whereas public transport options are also available via the Kajang commuter station.

The location is also connected via major highways such as the North-South Expressway, LEKAS Highway and the Kajang SILK Highway. In addition, the upcoming Sungai Buloh-Kajang MRT line will provide a much-needed public transport option for residents.

Amenities nearby include a premier medical centre, KPJ Kajang Specialist Hospital and government-funded Kajang Hospital as well as schools, hypermarkets (Giant and Tesco) and colleges (UTAR and New Era University College).

This project is expected to be completed in 1 year.

4. Arte Mont Kiara, Dutamas –RM367,000

With fashion-forward design and an eco-friendly build, this property is the definition of affordable luxury. Starting at a modest 440 square feet and going up to 1,100 square feet, buyers will have their choice of the most suitable layout for budget and space needs.

Situated in the upscale Dutamas locale, this serviced residence is a great buy-to-let option for investors especially with its proximity to KL City Centre (only 15 minutes by car).

Residents also have public transport options via Rapid Bus and KTM Komuter to get to KL. Other parts of the Klang Valley are also accessible through major roadways such as the Mahameru and SPRINT highways as well as the Penchala Link.

Nearby international schools like Mont Kiara International School and Garden International School as well as tertiary institutions like Taylor’s College Sri Hartamas and MAHSA University might be of interest to parents and students.

In addition, popular shopping spots such as Publika Shopping Gallery, 1 Mont Kiara and Bangsar Village are all within 20 minutes of this address.

This project is expected to be completed in 3 years.

5. VIM 3, Bandar Menjalara – RM299,000

While its price is a major draw, its smaller space (from 560 to 920 square feet) may be more suitable to singles and SOFO seekers. Those buying for the sake of investment might also consider this property as nearby tertiary education centres like Kolej Metro Prima, Stamford College, TWINTECH and the Ocean Institute of Audio Technology could pull in the student crowd.

Estimated to complete in 2018, this property is strategically located for folks working in and around KL City Centre; a drive would take under 30 minutes. Even public transport is available through KTM Komuter and Electric Train Services (ETS). You can also drive to top shopping spots like IKEA Damansara, The Curve and 1 Utama in less than 20 minutes.

The property is expected to be equipped with pool and gym facilities in addition to a sky lounge for residents to unwind and take in rooftop views.

This project is expected to be completed in 2 years.

Special Affordable Homes under RUMAWIP

Now if your price range is within RM300, 000, RUMAWIP is a governmental housing program for which you might want to register. Similar to PR1MA housing, these properties will be allocated to potential buyers via a balloting process. However, the program is different in that the properties are built within the federal territories of KL, Putrajaya and Labuan and thus those who live and work nearby will benefit from the affordable price and location.

There are certain stipulations as expected, for one, these homes are for owners to stay and not rent out, also, a 10-year moratorium of sale is in place.

RUMAWIP properties that are open for registration (at present) are Rica Residence, Residensi Puchongmas, Residensi Pandanmas 2, Residensi Kepongmas, and Sky Awani Residence, Sentul.

Check out the RUMAWIP official website from time to time to find new available properties.

Surprisingly Arte is in this list! Cause their design make me feel it's somehow quite high class, hence the price.........

I think Arte is on the list mainly because Arte MK are selling small units. However, this list is a little outdated to discuss, I guess.

Spoke to an agent last week, Arte MK is now RM500k, which is still very cheap for that location! Used to be RM300k when they first launched.
