二、水电费、税收和手续费用

每种房产类型的水电费、物业税(门牌税和土地税)和各种费用都有不同的费率。

住宅:住宅房产的水电费率肯定低于商业房产。譬如,住宅房产享有较低的电费率 - 每千瓦时(per kWh)0.218令吉,而商业房产的前200千瓦时的电费率几乎是住宅房产的双倍 - 0.435令吉。此外,房产税也较低,甚至联合管理机构(JMBs)和管理公司(MCs)的服务也豁免征收消费税(GST)。

商业:一般来说,商业房产的水电费率会高于住宅房产,而税收方面也会是住宅房产的2.5倍。此外,联合管理机构和管理公司所征收的服务和维修费用将被征收消费税



三、借贷额

购买物业通常都需要借贷,但不同类型的房产的借贷款额都有所不同。

住宅:借贷款额可高达95%,甚至还可通过各种政府计划达到零头期或获得100%贷款。然而,这类型的房产只能由业主居住,不可租出。

商业:房贷额一般介于购买价格的(平均)80%至85%,利率也比较高。但是,商业房产(与住宅房产相比)没有强制性的限制于其借贷款额,买家购买的前两个单位可获得高达90%的借贷额;但是当购买第三个单位时,最高的借贷额也只有70%。根据发放贷款银行,某些商业房产类型可能会得到较少的融资额。



四、租金收益

潜在租金利润不能单靠房产的所有权类型而断定,您还必须先考虑地点、房产的建设风格、设施、经济条件和建筑质量等其它因素。

住宅:虽然这类型房产的租金收益可能比起同一地区的商业房产来得低,但购买住宅房产的成本较低。住宅房产比较容易拥有,但潜在利润会显得较低。

商业:商业房产的回报率一般上比较高,市价通常也比(有地)住宅房产上升得比较快速。然而,购买需求量高的商业房产的资本和总成本一般高于住宅物业。



五、租赁稳定性

住宅:更容易出租,但入住时间可能较短,通常维持于一至三年之间。尽管如此,住宅房产目前渐渐开始受益于利润丰厚的短期租赁和度假民宿市场趋势。可是,这类用途的房产需时刻维持良好状态,从而招致一定的成本,业主也需更积极地管理入住的租户。

商业:商业租户的房产租用时间一般上比较长,可能从一个两年的时间到十年不等,特别是如果对物业进行了修改装修的租户。这将限制出租的成本(如:经纪人费用、广告等),但空缺期一般上会比较长。因此,买家必须自行承担贷款的分期付款,直到找到合适的租户为止。



六、租户问责性

住宅:要从住宅房产以合法的方式驱逐租户可能会是一个棘手(且成本高)的过程。租户擅自占用房子是一个严重的问题,尤其是通过拍卖购买回来的房子。此外,既然房子有人入住,因此必定有一定的磨损 - 这一方面的维修成本通常由业主承担。

商业:租户一般上都是企业商家,这一点对业主来说是一个优势。这是为什么呢?因为在出现租户违约等的情况下,业主会有更好的法律追索权。况且,由于商业租户通常需要维持良好的专业形象和工作环境,所以房产的维护往往会比较妥当。



七、保险

无论是购买商业或住宅房产,通常都会由银行贷款资助,而一些银行会强制其买家购买保险。如果借贷人(包括中小型企业和企业融资在内)因死亡或残疾而无法付分期付款,递减式房贷保险保单(Mortgage Reducing Term Assurance ,MRTA)将为该银行贷款做出适当保障。另外,买家也可以购买火灾保险以保护所购买的房产,万一发生火患,该房产也可以得到保障。

住宅:如果您用现金购买有地房产,那就没有购买保险的强制必要。但您会注意到大多数的租赁协议中都带有火灾保险的条款,一般上也都会涵盖其它的天灾事故,如洪水和雷电损坏。另一方面,分层地契的住宅物业业主则需购买部分火灾保险,这是管理公司强制的政策。

商业:必须有火灾保险的保障,并也需安装喷淋系统,以防止灾难并提供保障。



结论

投资(或购买于个人使用)的最佳决定应根据您的负担能力而定。发展商和房地产专业人士所作出的价值或租金升值推测可用作参考,但并不要完全相信。

@Nic... May i suggest just purchase the commercial property as joint ownership with others... will definitely be cheaper... and maybe can get higher margin of finance too!

I personally think the below differences:

Commercial (long term high risk investment, higher initial investment, lower loan margin, higher tax, more expensive utility bill, no renovation required before rent out,)

Residential (short to medium term investment, lower initial investment, higher loan margin, lower tax, cheaper utility bill, renovation required before able to rent out)

Ofcourse there are benefits buying commercial, higher risk comes with higher returns...

Same goes for capital appreciation in the long run.

It is totally a different game than buying a residential property.

Suggest you to rope in a few other partners if you really think a particular commercial property is worth investing... opportunities come and go.

Well, I bought a residential unit (3 bedroom serviced residence) with a commercial title. And it's not under Schedule H. It's been 3 years now and it's not even building up to 2nd floor yet. So, imagine my nightmare!
