Seremban 2 is a well planned, mature and awarded township. 

I stay in Seremban 2 since 4 years ago, and I enjoy staying here .   i have witness the properties here appreciate a lot since then.  For instance,  the double storey house sell from 300k (5 years ago) to now 500k - 650k .

Looks nice and quite affordable. But how's the rental demand there? I heard it's slow although the prices are definitely much lower than KL properties. Would the ROI be as good as KL's?

hi !   Sorry for the late reply, as just came back from holiday.

Dominic , Seremban 2 is just about 10 mins away from Seremban town, and the township is self sustain.   Seremban 2 has all the amenities and facilities as follow :

- 4 govt schools and 2 chinese schools, one internatinal school

- hypermarket like AEON, MYDIN, TESCO AND NSK 

-  RHB, MAYBANK, CIMB, HONG LEONG

-   2 public banks, city parks - 15 acres , hill park - 30 acres

I used to go to Seremban town everyday, but after i move to Seremban 2, i only goes once a week now.

for the ROI in Seremban, i would like to share some examples :

fully furnished double storey houses can rent between 2000 to 2500 , if base on 500k houses, is around 4.8% 

fully furnished apartment about RM1600 , after deducting maintenance charges rm300, base on 300k price, is around 5.2%

BUT besides this, you may look at the capital gain due to the future development of NEGERI SEMBILAN, especially Seremban , which will become central of business District under the Malaysia Vision Valley development.   Besides, there will be a HSR (high speed rail , KL-SG) station in Seremban.

Hi Chong, I assume you specialise in Seremban area? I almost bought a new property in Nilai because the price was good and there was about 6% rebate. I even paid my booking fee. However, after deep consideration, research, observation and seeking advice, I decided not to. Most of the properties there are left empty and I was really concern that I cannot rent my unit out. Yes, it's cheaper than KL properties, but the population there is not as many as KL, hence I might have trouble renting out in future. Although I am aware that there are commercials coming up.

Hi James.  Yes i am specialise in SEREMBAN area, but from what i  understand, Nilai property market is in demand too.    

In my opinion,  Nilai  is very strategic in  location, near to Airport and KL, and Alibaba is settig up their e-distribution centre in near KLIA.   So should be ok.   

In my opinion,  Seremban is a better place to stay.  As Seremban 2 township is well planned and mature ,  with limited industrial zone.  It has 2 parks, one city park 15 acres, and hillpark on top of the hill 30 acres,  you can find all the major banks , 3 hypermarket AEON, MYDIN , TESCO , NSK , so is convenient and better quality of lifestyle .

I think you are the one mention you paid the booking fee in Nilai but decided not to buy .    Therefore i give you my opinion as what i think about Nilai.

Seremban is far away from KL but it is a great township. Why not we invest the property between Seremban-KL, like Cyberjaya?
