Hi all, am looking for a condo to invest now but couldn't find any which can fetch a 6% rental yield. Kindly advise if you have any suggestions on this. thanks

Most probably from a reputable developer, and one that can offer low down-payment with Guaranteed Rental Returns. 

Do bear in mind that as a owner, the maintenance and sinking fund will be borne by you. It will definitely come from the rental you receive from the tenant (provided you have rented out successfully)

Just my 2 cents worth advise above.

  Yes there are a few developers that can give more than 6% rental yield, if you have the capacity Pavillion is one of the options. Normally rental yields itself depends on the tenant. If you rent it out to a local family normally rental yields will be ranging around 3.5-4.5% unless u tenanted it out to Expats, students rental yield would be higher. Ive got 1 unit selling at 599K renting out to students with RM2700, if u are interested.. :)

Current market is not too difficult to find a property with rental yield 6% or above. All depend how skills you are.

Actually.. U can still under bumi lot.. But its abit troublesome.. Need consent from land office.. n there some penalty need to be bared.. Negotiation between buyer n seller.. It's me again. :). Mont Kiara area has a new project. Mixed development, final phase residental, selling price psf is the lowest in that area. Freehold. 5 minutes walk to Mont Kiara International school. Worth considering.

oh sorry, I didnt see your budget bit earlier, Mont Kiara definitely over the budget. Selling at appx RM 1K psf. :). Smallest unit 696sf. Setia Alam is around budget, a slight over,  mixed development, adjacent to International school, Freehold as well.

@seanlow31 Nothing is perfect, if can get 4-5% will be satisfy for most of us with the consideration of near to our regular go place or easy and convenient for us to monitor. Unless you are talking about oversea investment then you may get it at that rate.

economy of malaysia slow down is the best time to grab properties because many attractive packages to save up your money. investors prefer to buy at this time.

Yes, agree to buy when economy slow down. The problem is, we do not know when it hits rock bottom?

If we can endure during the hard times, property IMHO is still a very sound investment for many in the long run.

@domng but we can't time the market rite, as long as we can find the asset that can gives 6% and more rental yield, consider good already and pretty sure it will appreciate in the long run.
