Chambers Kuala Lumpur is the Klang Valley debut of Seremban-based developer Matrix Concepts Sdn Bhd, best known for its flagship township of Bandar Sri Sendayan in Negeri Sembilan. With an estimated gross development value (GDV) of RM311 mil, the 33-storey serviced apartment comprises 509 freehold units with built-ups from 450 sq ft to 908 sq ft. Prices for the project soon after launch ranged from RM433,000 to RM1 mil, or an average of RM962 psf - fairly affordable rates for a home in the heart of the city. Home seekers and prospective purchasers can choose from a total of five layouts, with three studio configurations with built-ups of 450 sq ft, 451 sq ft and 454 sq ft, as well as two larger options at 653 sq ft and 908 sq ft, suitable for couples and families. The 908-sq ft layout in particular is an intriguing option for purchasers, coming with a single bedroom with an integrated kitchen space. The living room features another integrated kitchen space, lending the configuration to duplex rental or living arrangements for extended family, given some investment into renovation and partitions. Chambers Kuala Lumpur is located on Jalan Ipoh Kecil, off Jalan Putra close to the Putra World Trade Centre (PWTC). Like many new developments coming up around Kuala Lumpur, it leverages on Klang Valley’s growing integrated rail network with proximity to the PWTC LRT, Chow Kit monorail and Putra KTM stations, as well as connectivity to major trunk roads such as Jalan Putra, Jalan Kuching, Jalan Sultan Jalan Pahang and Jalan Tun Razak. The project benefits from being Matrix Concept’s debut offering in the city, with a corresponding amount of time and attention lavished on its conceptualisation, presentation and facilities. The acreage on which Chambers Kuala Lumpur sits was purchased in 2013; however, it spent nearly five years in the planning phase as the developer waited for market conditions to align. In terms of internal pull factors, the development features a facilities deck incorporating swimming, wading and shallow pools, as well as a gymnasium, barbecue and lounge area. As with most serviced residences, the project sits on commercial land, so prospective purchasers should plan for this when budgeting for their maintenance and utility bills.
