Satellite Cities are all the rage in the property market, as these neighbourhoods brings the buyer the most profit in the long run. An excellent example of this would be Petaling Jaya which was the satellite city of Kuala Lumpur, and Kota Damansara which was the satellite city of Bandar Utama. (No idea what’s a satellite city? So what is the next satellite city going to be? Speculations run towards locations such as Nilai and Semenyih, both of which are less than an hour’s drive from the city via well built highways. But what about up north? 

According to the property expert Mr. Ho Chin Soon, the only available large tracts of land left for development lies towards the north. As such, winningly termed as the Greater KL North is Bandar Seri Coalfields. Designed to be the next satellite city of Kuala Lumpur, Bandar Seri Coalfields was launched upon the success of the neighbouring 230-acre Desa Coalfields.

But what is there in this deserted township located north of Sungai Buloh just next to Bandar Puncak Alam? Similar to Semenyih which everyone once in the recent past thought was just the slums of the outskirts but have now discovered is a hidden gem, Bandar Seri Coalfields is seemingly another gem waiting to be uncovered.

A drive heading down towards Kuala Selangor was at one point a long and dreary ride, but with the LATAR Highway it is now a beautiful ride with panoramic views of the beautiful mountains in the distance.

An abrupt turn off from the highway and less than a few kilometres drive brings a sudden change of ‘kampung’ scenery to… beautiful and modern township! It certainly comes as a surprise for the unfamiliar of this area to be greeted by beautiful houses built on elevated land, albeit a bit deserted as it is still in its first few phases. The outside of the area presents many unsold, unopened and untenanted shop, of which it is said that these shops are designated for banks and fast food franchises.

What does Bandar Seri Coalfields offer buyers? As with Semenyih, Bandar Seri Coalfields has an abundance of nature, where the houses are being built to align with nature with its low density and careful construction which takes care to disturb as little of the natural surroundings as it can.

Another plus point which the well-to-dos are looking forward to are the upcoming bungalows to be built on the hills, which will overlook the mountains.

While Bandar Seri Coalfields is now a quiet town, developers do not plan to let it stay that way. The first 1,000 acres of the 6,500-acre township which is under development consists purely of residential developments, whereby 50 acres of it is to be a town park.

The town park will incorporate a nature trail cum jogging track which will adjoin with the neighbouring mountains of Elmina Gardens. Ever went green with envy for the residents of Bukit Hartamas who have a few kilometres of continuous mountain trail to jog up? The jogging track of Bandar Seri Coalfields is designed to be even longer and better! Plans for the next 5,500 acres of land have not yet been revealed.

Prices of the homes in this area are expected to take a massive hike north as it is rumoured that the upcoming, famous EcoWorld also have plans to move into the area. As it is, the first phase of Bandar Seri Coalfields consisting of Bromelia, Duranta, Areca and Banyan have all already doubled in price since its inception and completion.

Imagine this. A clean profit of RM200,000 in less than 3 years. Prices of homes in Bandar Seri Coalfields are fortunately still affordable, presenting an excellent opportunity to long term investors.

The distance getting to this town is however a major deterrent, as even with the LATAR Highway and two different tolls it takes approximately 40 minutes to get there from Kelana Jaya on a clear road. But the big question is: Doesn’t it take longer than that to get from Kelana Jaya to Cheras or from KLCC to Puchong during peak hours? On hindsight, the distance to Bandar Seri Coalfields might just be a mental perception of the place being so far especially since public transportation doesn’t even go north. 

The developers have however said that they are already in communications with the authorities to extend the MRT, LRT, BRT or some form of public transportation down to Bandar Seri Coalfields. They were said to have commented that having even one station within the area would be good, as they would then be able to arrange private busses to ferry residents of Bandar Seri Coalfields to and fro the stations following a schedule.

Issues of accessibility were also said to be solved beforehand, as Bandar Seri Coalfields has a total of five different highways going to and fro the area. Imagine driving in Putrajaya and Cyberjaya, two wonderfully planned townships with innumerous roads in and out of the place. Bandar Seri Coalfields is planned to have unhindered accessibility and connectivity to rival those two townships.

From all observations, fully integrated townships built under a single developer are usually the most successful of developments as proven by Seremban 2 and Setia Eco Park. They are well planned with job opportunities and properly built and connected roads; hence the failure of areas like Rawang which have no coordination in its developments.

So is Bandar Seri Coalfields going to be the dream turned into success that Kota Damansara once was? Imagine a Desa ParkCity the size of Kota Damansara. The chances are good. And with only Sime Darby and KLK Properties left with tracts of land large enough to build a township, it is going to be rather interesting to see what other townships will emerge.

Next stop this weekend? Bandar Seri Coalfields for a really awesome deal and beautiful showrooms then down to Kuala Selangor for some really good seafood!

I thought the magnet is always in the south of klang valley?? Had back experience with Bukit Beruntung/Bukit Sentosa development - when they launched their properties there their tag line was "The 2nd PJ"..... both developments failed miserably

It does sound quite promising though... how big was Bukit Beruntung? This place is quite huge.. 6,500 acres...

Pls be careful with this developer. It is not protecting buyer interest!!!! I am one of the buyer there. Now they are offering more discount than i bought last time. Can see that their sales is not good. Whos know in future they might giving more discount? Let's see
