Following the success of several of its recent projects, boutique developer CPI Land is once again embarking to build a residential development of quality workmanship that is still within the reach of ordinary Malaysians – a wise and thoughtful decision amidst the negative heavy economic impact of the COVID-19 pandemic.

Based in Kuala Lumpur, the company follows the maxim of “Creating Perfection through Innovation (CPI)”. While many would argue that only God can create something without any flaws, some contend that mankind can only achieve something of great significance when you aspire to achieve the seemingly impossible. As Norman Vincent Peale said, “Shoot for the moon. Even if you miss, you'll land among the stars.”

According to CPI Land Co-founder and Director Yeap Teck Hooi, it gives them great pride to be able to complete high quality, sophisticated and cost-friendly homes for Malaysians. Unlike many mass housing developers out there who build many projects with thousands of units, CPI Land only focuses on crafting a few developments at a time to ensure that the houses are constructed to high standards and specifications.

For its latest project, the developer has chosen a plot of land spanning about 3.1 acres in Seksyen 13, Shah Alam, the state capital of Selangor. They made the bold move of purchasing and developing the site as several studies suggested that the area is popular with consumers. In fact, a property portal said Shah Alam is the 5th most searched area around Klang Valley by Malaysian homebuyers in 2020. Another property website said that the place was the number one most searched area across Malaysia in 2019.

Dian Residency’s Edge Versus Rivals

With such a promising outlook, CPI Land plans to build a mixed-use project in the area called Dian Residency. What makes it so desirable is that despite the affordable prices (to be discussed in detail below), the developer didn’t scrimp on the facilities, setting it apart from the competition.

Instead of having the vibe of a typical mass housing, it is more of a fusion of a condominium and a resort with plenty of amazing features. For instance, on the 11th floor, there is a wading pool and a larger swimming pool. And amidst the turquoise blue waters of the exclusive pool are two small islets, each occupied by a mature living tree of imposing height.

In addition, there is a Jacuzzi, glass-enclosed gymnasium, BBQ area, a yoga area, children’s playground, and lounge chairs for sunbathing within square enclosures. The developer paid close attention to the design as all these facilities overlook the pool area, providing breath-taking views while you exercise, play with your kids, or spend quality time with your loved ones.

Moreover, your kids will love living in Dian Residency. Instead of just one playground, the development will have four different play areas. Besides the children’s playground on the 11th floor, there are 3 play areas on the ground level. These comprise a rope playground, mound playground, and netting playground, ensuring that your little tykes will have a jolly good time.

Apart from the cool signage and walls adorned with greenery, the safety of your family and your belongings will also be well protected due to Dian Residency’s superb 5-tier security system. These include a guardhouse, card access system for ground floor main lobby and car park, as well as 24-hour guard patrol and CCTV surveillance.

An Overview of Dian Residency

Dian Residency is mixed-use development with a total of 832 units spread across two towers. Tower A is 26 storeys, while tower B is 25 storeys. The entire project is sited on around 3.1 acres of 99-year leasehold land with a commercial title.

In particular, there are 651 units of serviced apartments, 168 commercial suites, and 13 shop lots. Note that the serviced apartments and commercial suites can be used as residences, while the shop lots can only be used for commercial purposes. Another thing to be aware of is that only the serviced apartments are regulated by the Housing Development (Control and Licensing) Act of 1966.

Homebuyers can choose from 4 types of serviced apartments (Type A, B, C, and C1). The smallest at 550 sf is Type A, which comes with 2 bedrooms and 1 bathroom. The other 3 types have built-up areas of 810 sf and all are equipped with 3 bedrooms and 2 bathrooms. As for the commercial suites, they are either a studio or a 2-bedroom unit measuring 290 sf or 489 sf. Meanwhile, the shop lots range from 800 sf to 1,715 sf.

The most affordable are the commercial suites, which are expected to be priced from RM170,000 each, followed by the 2-bedroom serviced apartments (RM270,000), and the 3-bedroom serviced apartments at a starting price of RM415,000. Meanwhile, the shop lots are estimated to fetch at least RM610,000. The selling prices work out to around RM490 per sf (minimum), which is 20% to 30% below the market price in Shah Alam. Meanwhile, the monthly maintenance fee is estimated to be about RM0.30 per sf.

The 3-bedroom units are the most popular of units among home buyers, especially families. This is due to their spaciousness and affordability, and its price point that places it among the most affordable of homes in Shah Alam.

This means ordinary Malaysians can acquire the commercial suites and the 2-bedroom serviced apartments without much difficulty, whereas the 3-bedroom serviced apartments and retail shops are within the reach of middle-income families. It also presents an opportunity for investors to acquire entry-level rental properties, as Dian Residency is close to reputable schools and bustling employment hubs.

Kindly note the above figures are indicative prices. These are not yet final and may change during the official launch, which is slated for the year 2020. As for the project’s completion date, Dian Residency is expected to be ready within three years of its unveiling.

Amenities Near Dian Residency

Strategically located within a mature neighbourhood in Seksyen 13, Shah Alam, the future residents of Dian Residency will have easy access to a multitude of amenities. For instance, those without any vehicle can commute via Seksyen 13’s bus stop and go to the nearest LRT stations, Glenmarie and Malawati (under construction). The Malawati LRT station will be a mere 1.2km walking distance from Dian Residency.

For car owners, travelling to the capital and other important areas in Klang Valley is a breeze as the project has easy access to the Federal Highway, New Klang Valley Expressway (NKVE) and Guthrie Corridor Expressway (GCE). In fact, Petaling Jaya is just a short drive away, while the Kuala Lumpur City Centre is also not far from home. The Batu Tiga KTM Station and Sultan Abdul Aziz Shah Airport (Subang Airport) are both within easy reach too.

Moreover, shopping for essentials and other less common items is not a hassle as the development is close to numerous shopping malls. Among the notables are Plaza Shah Alam, AEON MALL Shah Alam, and the recently opened i-City mall.

You also won’t break a sweat finding a reputable school for your kids, as UOW Malaysia KDU University College, Universiti Teknologi MARA Shah Alam, and Management and Science University (MSU) are within a 5km radius. Interestingly, MSU was ranked 28th in the 2020 edition of the Quacquarelli Symonds (QS) World University Rankings by subject.

Lastly, Dian Residency is within proximity to 4 golf courses, as well as 8 hospitals and medical centres. So for routine health check-ups or something more serious, you’ll be glad that you can quickly reach MSU Medical Centre, Hospital Umra, and Avisena Specialist Hospital just to name a few.

CPI Land’s Impressive Projects

The highly-anticipated launch of Dian Residency comes on the heels of several successful projects by CPI Land, all of which are freehold developments.

These include the 577-unit Tuan Residency in Jalan Kuching, Kuala Lumpur that comes with a unique play deck called “Memory Lane”, where children can once again enjoy the games we used to play in the past, like Congkak, chess, hopscotch, and riding on tyre swings.

At Old Klang Road, the 198-unit Avantas Residences is a recipient of the Green Building Index (GBI) Gold accreditation thanks to its many eco-friendly features. These include elevated greenery and vertical green walls, a naturally ventilated semi-open basement car park, resort-style facilities on the 7th level, and an infinity pool where one can relax amidst the soothing sound produced by a thin curtain of falling water.

Over at the town of Mantin in Negeri Sembilan, Serintin offers 495 units of landed homes. This place is perfect for those who want to escape the hustle and bustle of the city and unwind in a verdant environment as the project is hailed as a “park within a park”.

For wealthy families who are seeking spacious and exclusive homes, Kerian Links in Taman Rainbow, Kuala Lumpur is just what you are looking for. Consisting of 12 three-storey homes, these posh dwellings come with 7+1 bedrooms and have built-up areas of at least 3,227 sq ft.

These 4 residential developments are a testament that when a property developer devotes significant effort and time to build a residential project, the company can create something they can be proud of that will pique the interest of discerning clients.
