If by chance you are looking for a nice home in Wangsa Maju, you will be glad to know that we have compiled a list of the best-selling apartments, condominiums, and serviced residences in the township just for you.

The data comes from the Malaysian government’s Valuation and Property Services Department (JPPH), covering resale transactions from January 2019 to December 2019.


I. Villa Wangsamas

Located at Sri Rampai along Jalan Seri Wangsa 2 in Seri Wangsa, this high-density freehold condominium emerged as the most sought-after residential project in the township during the aforementioned period.

Compared to the other 4 developments listed in this article, it has the most affordable median price in psf terms. In absolute terms, it has the second cheapest median price after Wangsa Metroview. Villa Wangsamas is also the second-lowest rise development as it consists of 9 blocks with a height of 20 storeys. However, this is the second densest project in our list, with its number of homes totalling 1,317 units, making it unsuitable for those who prefer more privacy and for those who prefer to avoid crowds.

Villa Wangsamas enjoys a good location. It is adjacent to the town centre of Wangsa Maju and near the residential enclave of Setiawangsa. In addition, it is close to three LRT stations: Sri Rampai LRT Station is just a short walk of 750 metres, while Wangsa Maju LRT Station (2.7km) and Setiawangsa LRT Station (3.8km) are both reachable by car in less than 10 minutes.

Built by Setapak Heights Development in 2008, the freehold condo comes with a decent number of facilities. For sports enthusiasts and fitness buffs, there is a gym, jogging track, and swimming pool.

For your convenience and safety, there is a mini market, covered parking space and two-tier card access system. There is also a playground for your kids and a landscaped garden, where you can relax and enjoy nature.


II. Seasons Garden Residences

This leasehold serviced residence along Jalan 26/26 in Seksyen 10 is the second best-selling residential project in our list. Apart from being the newest development as it was completed in July 2018, it is the second tallest project as it consists of 4 blocks with a height of 34 storeys.

While it is in the middle of the five when it comes to the absolute median price, it has the most expensive psf median price of RM665. Another thing to be aware of is that this is the densest development with an overall number of houses amounting to 1,502 units.

Nevertheless, the project is strategically located at just a short drive to Kuala Lumpur Middle Ring Road 2 (MRR2), Duta-Ulu Kelang Expressway (DUKE) and Ampang-Kuala Lumpur Elevated Highway (AKLEH). It is also near to the bustling area of Sri Rampai

The closest LRT station is the one in Sri Rampai as it is just a 4-minute drive (1.8km). As for Wangsa Maju and Setiawangsa, these are farther at 3.7km and 4.8km respectively, but you can travel to both transport node in 8 to 10 minutes.

Developed by SCP Group, Seasons Garden Residences forms part of a 6-acre mixed-use project. As such, it features over 30 facilities. The most notable ones are the spa room, floating deck, picnic zone, and recreational pond, where you can relax and spend your leisure time with your family. There is a kindergarten, children's playground, and games room for your kids. There is also a gym and jogging track for staying healthy.

Moreover, as SCP Group is a veteran in parking management, the project features a well-designed multi-level basement car park where each floor has its own exit and entryway for vehicles. Besides the project’s modern design that sets itself apart from other developments in the vicinity, Seasons Garden is equipped with a high-tech security with CCTV surveillance system.


III. Rampai Court

Situated along Jalan 46/26 in Wangsa Maju, this is the third most in-demand residential project in the township. This freehold apartment is ideal for those who are afraid of dizzying heights as it is the shortest development in our list as the walk-up apartments are only 4-storeys tall.

It is also an excellent choice for those who dislike throngs of people as this is the lowest density project in our list with merely 192 units in all. However, this project has the second most expensive median price in both psf and absolute terms.

Nestled within the thriving and flourishing area of Sri Rampai and Setapak, the development is accessible via several major roads, such as MRR2, DUKE, and AKLEH.

It is also a suitable alternative to homes in Seasons Garden Residences as Rampai Court’s proximity to LRT stations are the same: Sri Rampai LRT Station is just 1.8km or a 4-minute drive. Wangsa Maju LRT Station is 3.7km and is just an 8-minute drive, whereas Setiawangsa LRT Station is farther at 4.8km (10-minute drive).

The freehold walk-up apartments in Rampai Court are a popular place to rent for college students due to its proximity to institutions of higher learning. For instance, Dasein Academy of Art is just a 6-minute drive (2.3km), while one just needs to drive for 3.9km (8 minutes) to reach Tunku Abdul Rahman University College (TAR UC).

But if you prefer a development with more facilities, we recommend the Seasons Garden Residences as Rampai Court has less than 10 facilities. These include parking space, a playground, BBQ pits, and basketball court.


IV. Wangsa Metroview

Median PSF Price: RM363

This condominium along Jalan Metro Wangsa is tied in the third spot with Rampai Court for the top-selling projects in Wangsa Maju as each sold 9 units from January to December 2019.

We recommend this residential development for families with limited budgets as it is the most affordable project in our list in absolute terms. In psf terms, it is the second cheapest among the five. In addition, it is one of the lowest rises as it comprises 3 blocks with a height of 20 storeys.

However, this is the oldest project in our list as it was completed in April 2005, so maintenance could be an issue. Nonetheless, it is a good thing that it is a freehold development so you do not have to worry over the lease running out.

Another positive thing is that Wangsa Metroview is just a 500m walk to Wangsa Maju LRT Station. The other two are slightly farther. The Sri Rampai LRT Station is a 5-minute drive (1.8km), whereas the Setiawangsa LRT Station is a 10-minute drive (5.3km).

But despite being one of the older developments, Peluang Mutiara’s Wangsa Metroview has a dearth of facilities. There is a gym and swimming pool for those who want to have a healthy lifestyle. There is a children's playground, where your little tykes can frolic and have loads of fun. There is a cafeteria for those who are too busy to cook, and there is a mini market where one can shop for essentials. There is also a BBQ area for cookouts and the necessary parking space.


V. Riana Green East

Total Units Sold: 9
Median Price: RM630,000
Median PSF Price: RM460

Located along Jalan Wangsa Delima, this leasehold condominium is the fifth most highly-desired residential project in the township. However, it has the most expensive absolute median price, although its psf median price is in the middle of the five. It also has the second lowest-density, at 1,065 units.

In addition, it is the second newest development in our list as it was finished in 2012. For those looking for homes with breath-taking views, then you should consider this project. This is the tallest development in our list as it consists of 10 blocks with a height of 36 storeys, and the view over Kuala Lumpur from the top is breathtaking.

However, public transport requires some effort to get to. The Sri Rampai LRT Station is a 4-minute drive (1.6km), while Wangsa Maju LRT Station and Setiawangsa LRT Station are both reachable by car in 8 minutes as they are 2.9km and 3.2km respectively.

Constructed by IJM Land’s subsidiary Elegan Pesona, the development comes with more than 10 facilities. Those who advocate an active lifestyle, will be delighted with its gym, sauna, Jacuzzi, and swimming pools, as well as the courts for squash and tennis. For your kids, there is a games room, playground, and kindergarten.
