Amidst the latest MCO 3.0, Malaysian citizens look towards another economic slowdown. Nevertheless, while it is true that the property sector has needed much encouragement to boost its sales such as with the Housing Ownership Campaign (HOC), those who are serious about purchasing a home are still on the lookout for their ideal property.

In this article, we take a look at our own internal PropSocial data to get an insight into which locations our users have been looking at in the pursuit of their next home, in the first quarter of 2021. In no particular order, below is a list of the top 5 most searched for areas in the Klang Valley.

Bukit Jalil

Neighbouring Sri Petaling, Bukit Jalil is a steadily upcoming township in Kuala Lumpur. Its key landmark is the National Stadium of Bukit Jalil, and its latest landmark is to be Pavilion Bukit Jalil. Otherwise known as Pavilion 2, a plethora of new and upcoming developments are focussed within a short radius of the mall.

Also, the key to Bukit Jalil’s popularity is its increasing ease in public transportation with the completion of the LRT lines. Within the township is the Muhibbah LRT Station, Awan Besar LRT Station, and Bukit Jalil LRT Station.

Some of the top most searched for upcoming developments in Bukit Jalil includes:

- Platinum OUG Residences, Bukit Jalil
- Residensi Bintang, Bukit Jalil
- The Tropika, Bukit Jalil

Kepong

Kepong is another popularly searched for area in a property buyer’s hunt for a new home. Kepong is a highly established and matured area. Aside from being a self-sufficient township, it is also located within minutes of the Kuala Lumpur city centre.

Despite being highly developed, Kepong nevertheless retains portions of nature reserves. There is the Metropolitan Park which is a favourite for the locals’ morning jog or family outings. For simple trekking activities in untouched nature, there is also the local Forest Research Institute Malaysia (FRIM) which has a canopy walkway that is a favourite among Instagrammers.

Taking advantage of the reasonable land cost in Kepong, its proximity to the city centre and the neighbourhood’s pockets of greenery, many developers have developed new and affordable high rises in the area. Among the most popularly searched for ones include:

Lemanja, Kepong
M Luna, Kepong

Setapak

Setapak is the next favourite within proximity to Kepong, also because of its proximity to the Kuala Lumpur city centre. Setapak is popularly known as the student town, and developments in this township are deemed to be ideal investment properties for rentability.

Similar to Kepong, Setapak is a matured township and self-sufficient. They have their own shopping mall in form of Setapak Central which was previously known as KL Festival City Mall. There are however no train lines in Setapak, and the closest stop would be the Wangsa Maju LRT station which is about 10 minutes away by car to the heart of Setapak.

The lack of public transportation in the neighbourhood is however not a barrier to investing in Setapak as evidenced by the numerous upcoming developments in the area. Of them, the most popular new developments in Setapak include:

SkyAwani 3 Residence, Setapak
- Vista Langkawi @ PV18, Setapak
- PV18 Residence, Setapak
- PV9 Residences, Setapak

Next on the list is the neighbourhood of Puchong. Puchong is a township that neighbours the popular fully integrated Bandar Sunway township. It is only a toll road away, and less than 5 minutes on a clear road.

Puchong is a rather large township which its town centre is close to Bandar Sunway, and also where all the residents are able to get their everyday needs. There is the IOI Mall Puchong, SetiaWalk Puchong, and Tesco Puchong where shoppers can purchase groceries or simply window shop.

Driving further into the town is where the quieter neighbourhoods are. The inner areas are comprised mainly of residential areas, which many of the new developments leverage on the natural ponds and rolling greens of Puchong as a selling point of their developments.

Among some of the most sought after new developments in Puchong include:

Taman Puchong Lagenda, Puchong
Amani Residences, Puchong
Ten Kinrara, Puchong
Zentro Residences, 16 Sierra, Puchong
TCS Arcadia, Bandar Saujana Putra, Puchong

Kajang

The final township on the list of most searched for areas on PropSocial is by no means the least popular – Kajang. The budding township of Kajang is one that touts living alongside nature. The homes in Kajang are affordably priced, where property buyers can still buy large landed family homes on a moderate salary.

While there are concerns that Kajang is a bit of a distance from Kuala Lumpur, there are highways that cut the travelling time down by half. Add on the increasingly new norm of working from home, home buyers who opt to purchase a home in Kajang will not only get an affordably priced landed home built within nature, they will also be purchasing a property that could potentially experience massive capital growth in the future.

For that reason, many developers are now focussing their future developments in the township of Kajang. Among the more popular ones include:

Sebayu Hill Villas, Bandar Seri Putra
Semanja Kajang
Taman Taming Setia, Kajang
Lakefield Residences @ Tropicana Heights, Kajang
MIRAI Residences, Kajang
Edence & Florence, Setia Alamsari

This concludes the list of Klang Valley’s top 5 most searched for areas in the first quarter of 2021, alongside the top new upcoming developments in the respective areas. With the property market being as slow as it is, now is a great time to purchase a property should you be hunting for one.
