OKR is booming with a lot of new developments. Prices of these new development are all very high. Worth considering older properties in the area??? Do you all have any comments about Meadow Park 1, 2, 3 and Pearl Point condo?? These properties are still below RM500k and much more affordable compare to new launches. Location wise is very strategic.

Hello. I personally think that Meadow Park 1 and 2 is actually a very good place as compare to Pearl Point condo. Meadow Park 1 and 2 is a quiet and peaceful place. Used to hang out a lot at Meadow Park 1. As for Pearl Point condo, if you don't mind foreigners in the place, then it's a quite okay place to stay. Both are fairly old, so be prepare to put in a sum to renovate the condo.

Albert, what type of foreigners in Pearl Point condo are u talking about? low end, medium or high end type??

Definitely not the high end type. More of some where in between low and medium end type, or you can say.. Medium type. You'll see foreigners like Indonesians, Thais and PRC. And of course locals as well.

Pearl Point condo at 400K for 1200sf unit, do u think it is a good buy??

Well.. It depends on what you want it for. If you're buying for own stay then I suggest you look for other place.

It's just my opinion.

for rental income should be Ok?? ...and future capital appreciation. I saw surrounding areas are selling at much higher price.

For rental income wise, roughly can get around 4.5% - 5%. But depending on the condition of the unit itself. Future capital appreciation.. I personally think it won't go up any further. I think other people would prefer other newer properties surrounding PP condo.

But that's just my two cents.
