Mutiara Keruing is a low-density residence located in Sungai Merab, Kajang. The residence has only 58 units, from which consists of single and double-storey units. Focusing on affordable premium housing, and a green living environment, it is estimated to be completed in 2018. The residence has 6 different layouts, Types A, B, C, D, E and F. Types A and B are double-storey terrace houses, with built-ups of 2,104 and 2,025 sf respectively. Both units have 4 bedrooms and 4 bathrooms, and can fit up to 4 cars. Types C, D and E are the single-storey units, with Type C being the larger of the 3 at 1,201 sf, while D and E are at 1,135 sf. The 3 types have 3 bedrooms and 2 bathrooms in their units. Type F has the largest quantity in the residency, with 32 units of double-storey cluster homes. The units have 4 bedrooms and 4 bathrooms, and can fit 2 cars. There is also a centralised facility area for the residents. Children will be able to enjoy a playground that is prepared for them, while parents can sit in the comfort of the benches in a landscaped garden right next to the playground. Residents of different ages can also enjoy a multi-purpose sports court included as part of the facilities package. However, there is a lack of security in the area, but that can be compensated with the presence of a hired security, or individually installed security systems in the units. Desa Putra, where Mutiara Keruing is located, is still developing, and it is generally still a rural area. The area lacks of amenities, except for a few restaurants and hardware shops that are scattered around. Nearby townships such as Putrajaya, Sepang and Bangi, that are easily accessible, will be the only options available for tenants for the time being. There will be sufficient amenities provided, with landmarks such as Alamanda Shopping Centre in Putrajaya, and the Kuala Lumpur International Airport. The residence is also easily accessible via the North-South Highway (NSE), which will also enable tenants to travel to townships such as Bangi, Serdang and Nilai.
