Warisan Villa is a gated residential community located in Nilai Impian, Negeri Sembilan, this project is expected to be ready by mid-2017. Nilai Impian township spans across 680 acres of land that is going to be designed for garden living, accompanied with lakes, playgrounds, walkways and cycling paths. Warisan Villa holds 85 units of freehold double storey terrace homes. They come in 2 different layouts, namely Camelia and Tulip. Camelia has a 20’ x 70’ land size while Tulip has 20’ x 80’. The built-ups range between 2,679 sf and 2,950 sf. Launch prices of this development will start from RM611,800, and can go as high as RM1,604,800. Camelia will have 4 bedrooms and 3 bathrooms, while Tulip on the other hand will have five bedrooms. There will be communal facilities made available for the enjoyment of residents, with public roofed structures built amidst gardens for social functions such as parties and barbecues. In addition, pockets of gardens and a children’s playground will delight children of all ages. Aside from these, there will also be 2 landscaped lakes and open parks to promote recreational activities. Located off the KL-Seremban Highway within the Southern Klang Valley Growth Corridor, Warisan Villa is situated about 3km from the new Nilai Interchange. Nilai town is 5km away, while Kuala Lumpur International Airport (KLIA) is only a 20-minute drive away providing great convenience for frequent travellers. The Kuala Lumpur city centre is only slightly further away at a 45-minute drive in clear traffic. As such, Warisan Villa will not really a suitable choice for city dwellers. Nearby tertiary education institutions are aplenty. They include the Manipal International University, Nilai University, INTI International University, Universiti Sains Islam Malaysia (USIM) and slightly further away in Sepang will be the Xiamen University Malaysia; the first overseas campus set up by a renowned Chinese university and a maiden Chinese university branch campus in Malaysia. Meanwhile, the nearest hypermarkets will be Giant and Tesco. The township is strategically located within the rapidly developing KLIA-Nilai-Pajam growth area, ensuring good capital appreciation of value, albeit not as quickly as major cities like Puchong and Subang Jaya or the likes.
