Sri Emas is a condominium residence located in Pulau Tikus, Penang. Though completed many years ago in 1991, the development appears well-maintained and quite new despite its age. Comprising 2 blocks, the low-density development only holds 19 units within.

The homes at Sri Emas are freehold, with built-up sizes of 1,100 sf with 3 bedrooms and 2 bathrooms. All units have a similar layout. The only facility provided to residents are parking bays within the compound of the property. On another note, the residence is gated with a guarded entrance providing 24-hour security.

Sri Emas is conveniently within reach of amenities, thanks to its proximity to main roads like Jalan Cantonment, Jalan Burma, Leburaya Peel and Jalan Macalister where commercial shop lots house restaurants, convenience stores, bakeries, clinics and more. Schools are aplenty nearby, such as SMK Westlands, St. Christopher’s International School, Odyssey The Global Preschool, SK Jalan Residensi and more. Shopping malls like Gurney Paragon and Gurney Plaza are also just about 10 minutes’ drive away. Medical facilities like Island Hospital and the Loh Guan Lye Specialist Centre are also not too far off.

The extensive network of roads and lanes around Sri Emas also enable convenient access to other parts of the island, such as Jalan Macalister which links to the heart of Georgetown about 10 minutes from the property. Jalan Perak nearby on the other hand, can connect to Jalan Sultan Azlan Shah and the Tun Dr. Lim Chong Eu Expressway, the 2 major routes leading to the first Penang bridge as well as to town like Bayan Lepas.

Given its location, freehold title and large built-up, it is no wonder that the Sri Emas homes are priced from RM1.5 million on the subsale market. Rental is also on the higher end, at RM1,500 per month.
