Penang, Malaysia

Neighbourhood Review

Bayan Indah is located close to the southern tip of Penang island, within close proximity to Bayan Lepas, Batu Muang and the second Penang bridge. The rise in population and development in the area are accredited to the Bayan Lepas Free Industrial Zone which created a boom in employment opportunities as international and local businesses set up factories and run operations there. This has caused an influx of population from other parts of Penang to the areas surrounding the free trade zone, pushing the demand for housing and amenities in those once quiet neighbourhoods.

Bayan Indah was one of such instances, where the area was developed to accommodate the upsurge in population. One such development was the Saujana Damai, a high density apartment complex housing lower-medium cost units, built to appeal to those who are working in the many industrial areas in Bayan Lepas while there are a few other neighbourhoods comprising of medium-sized terrace homes. There is also quite a number of commercial and industrial developments coming up in the area, a spillage from the Bayan Lepas Free Industrial Zone.

Bayan Indah is easily accessible by Jalan Tun Dr. Awang, Jalan Sultan Azlan Shah and the Tun Dr. Lim Chong Eu Expressway. On the southwest of Bayan Indah are Bayan Lepas and Teluk Kumbar while Batu Maung sits toward southeast of Bayan Indah. Heading north from Bayan Indah will bring you towards Batu Uban, Gelugor and Georgetown. Bayan Indah is about 15 minutes away from the second Penang bridge while the first Penang bridge is slightly further, around 20 minutes up north. The Bayan Lepas Free Industrial Zone as well as the Penang airport on the other hand, are only minutes away.

Though amenities immediate of the area may not be as abundant, Bayan Indah is just a short distance of about 10 minutes to Queensbay Mall where there are many commercial blocks housing a variety of amenities such as banks, eateries, pharmacies and so on. School choices in the area is only limited to the Straits International School while the nearest hospital is Pantai Hospital, around 5 minutes away.

Like many other neighbourhoods on the peripheries of Bayan Lepas, Bayan Indah also sees heavier traffic and congestion during peak hours in the mornings, around 7 a.m. to 8 a.m. when most residents travel to work, and in the evenings between the times of 6 p.m. to 7 p.m. when they commute home.
