Seberang Perai, Penang

Neighbourhood Review

Seberang Jaya is a major town in Seberang Perai, on the mainland of Penang. A big part of its popularity and appeal to home buyers and investors comes from its position just about 8km away the Penang Bridge, as well as its close distance to the Perai industrial area.

Thus, Seberang Jaya would be a good place for those working in either of these places to live. Moreover, several important educational establishments are located in the town, while the Penang International Airport is situated within a 25km radius.

From the North-South Expressway (NSE), Seberang Jaya can be accessed via exit 163. The link to the Butterworth-Kulim Expressway is also located within about 4km of the town; from the highway one can also connect to the scenic East-West Highway leading all the way to Jeli, Kelantan, in the east of Peninsular Malaysia.

As one of Penang's major towns, there is no lack of amenities in Seberang Jaya. Residents can purchase daily necessities at hypermarkets such as Aeon Big, Billion and Tesco Extra, while for more extensive shopping, they can visit the Megamall Penang and Sunway Carnival mall, which offer hypermarkets, departmental stores and an abundance of fashion, hobby and F&B outlets.

In terms of medical facilities, the Seberang Jaya General Hospital is a major public general hospital, and is in fact the largest in Penang Mainland. Just next to the hospital is the Penang Medical College (PMC) Clinical Skills & Education Centre, which uses the general hospital as a training ground. PMC is a medical college jointly owned by the Royal College of Surgeons in Ireland (RCSI) and University College Dublin (UCD), a further indication of the quality of the hospital's services.

Other schools and educational institutions in Seberang Jaya include SK Seberang Jaya, SK Seberang Jaya 2, SMK Seberang Jaya, SJK (C) Seng Keow, SMK Tun Hussein Onn, Goon International College, Kolej IVC and the Permatang Pauh campus of Universiti Teknologi MARA.

For the recreational needs of the residents of Seberang Jaya, there is the Safira Country Club, with sport courts, swimming pools, a gymnasium and a golf course, the public sports complex of SP Arena and the 5-acre Penang Bird Park in the vicinity of the town.

Consumer Price Index

This is a representation of Penang Consumer Price Index (CPI) for the year of 2011 - 2015

Did you know?

A consumer price index (CPI) measures changes in the price level of a market basket of consumer goods and services purchased by households. (Wikipedia)

The Consumer Price Index (CPI) line shows an increment in prices of essential goods on a yearly basis, while the Percentage Changes line shows the level of changes in price increments over the years. For example, a dip in the CPI line may indicate a low level of price increment as compared to the previous year while a surge in CPI line shows a high level of price increment as compared to the previous year.

The above graph shows 1.742% of price changes in essential goods such as rice, meat and tobacco between the years 2011 and 2012, while increasing in difference to 2.093% in 2013. Prices of essential goods then increasing to 3.169% in the year 2014 while surging by 2.529% in 2015.

While the prices of essential goods have shown a variation in the Percentage Changes, the Consumer Price Index (CPI) on the other hand indicates a reality of ever increasing prices in essential goods with increments between the years 2011 - 2015 at 102.7 in 2011, 105.1 in 2012, 107.3 in 2013, 110.7 in 2014, 113.5 in 2015.
