Teluk Kumbar is a town situated in a cove on the southern side of the Penang Island, occupying the area between Bayan Lepas and Balik Pulau in the southeast and west of Penang respectively. While the area has been experiencing an increase of residential projects, particularly in the past few years, it still retains some of its laid back charm that recalls its earlier days as a fishing and agricultural village.

The town is a good option for those who work in the south side of the island, for example in Bayan Lepas and Batu Maung, yet would prefer to stay in a slower and quieter environment away from industrial areas. Within the town there are many smaller villages, settlements, new housing estates and luxury high-rises located off the main road of Jalan Teluk Kumbar and along the coastline of the bay.

Residents in Teluk Kumbar have the option of sending their children to one of the many public schools in the area, like the historical SK Telok Kumbar, SMK Telok Kumbar, SMK Telok Kumbar 2, SK Seri Bayu, SK Mutiara Perdana, SK Bayan Lepas, SK Bayan Lepas 2, SJK (C) Yang Cheng and Straits International School. The nearest major hospital is Pantai Hospital Penang in Bayan Baru, while there are also several clinics in Teluk Kumbar itself.

Bus stops are positioned along the main road, with buses 308, 401 and 401E plying routes that also pass through other areas like Bayan Baru, Balik Pulau, Sungai Nibong and the jetty in Georgetown. The Penang International Airport is located about 5km away (roughly a 10-minute drive), while the link to the Second Penang Bridge is about 10 km from Teluk Kumbar.

Within the town, there are not many larger commercial complexes or shopping facilities, but residents can easily reach places like Elit Avenue, Sunshine Square, Giant Hypermarket Bayan Baru and D'Piazza Mall. Thus, due to its convenient location and liveable environment, property prices in Teluk Kumbar are expected to rise gradually over the years, and in fact have already seen a rise with the opening of the Second Penang Bridge connecting the island to the mainland.

The Consumer Price Index (CPI) line shows an increment in prices of essential goods on a yearly basis, while the Percentage Changes line shows the level of changes in price increments over the years. For example, a dip in the CPI line may indicate a low level of price increment as compared to the previous year while a surge in CPI line shows a high level of price increment as compared to the previous year.

The above graph shows 1.742% of price changes in essential goods such as rice, meat and tobacco between the years 2011 and 2012, while increasing in difference to 2.093% in 2013. Prices of essential goods then increasing to 3.169% in the year 2014 while surging by 2.529% in 2015.

While the prices of essential goods have shown a variation in the Percentage Changes, the Consumer Price Index (CPI) on the other hand indicates a reality of ever increasing prices in essential goods with increments between the years 2011 - 2015 at 102.7 in 2011, 105.1 in 2012, 107.3 in 2013, 110.7 in 2014, 113.5 in 2015.
