Sungai Besi is a relatively small township located closer to the outskirts of the city, neighboring areas such as Kuchai Entrepreneurs Park and Bukit Jalil. The architecture in this area leans towards the older, original structures, due to lack of development.

However, due to its location close to Kuchai Entrepreneurs Park and Bukit Jalil which is now booming with new properties, Sungai Besi is now receiving its fair share of attention. As such, there are many new upcoming developments that are due for completion soon, closer to the Kuchai Entrepreneurs Park area.

Traffic in the area is however horrendous during peak hours, and most of the buyers of the new property in this area are property investors; hence most of the new developments in the area such as the newly completed G Residence in Kuchai Entrepreneurs Park are empty of tenants upon completion despite being 100% sold out.

The subsale market is however flooded with these units, which the prices have been tripled from the launch prices. It is expected that the new developments in Sungai Besi will also face the same issues upon completion. The majority of the residents in this area are Malays and Chinese, although there are many migrants as well as as the Ajinomoto factory is in the area.

Consumer Price Index

This is a representation of Kuala Lumpur Consumer Price Index (CPI) for the year of 2011 - 2015

Did you know?

A consumer price index (CPI) measures changes in the price level of a market basket of consumer goods and services purchased by households. (Wikipedia)

The Consumer Price Index (CPI) line shows an increment in prices of essential goods on a yearly basis, while the Percentage Changes line shows the level of changes in price increments over the years. For example, a dip in the CPI line may indicate a low level of price increment as compared to the previous year while a surge in CPI line shows a high level of price increment as compared to the previous year.

The above graph shows 1.363% of price changes in essential goods such as rice, meat and tobacco between the years 2011 and 2012, while increasing in difference to 1.633% in 2013. Prices of essential goods then increasing to 3.308% in the year 2014 while surging by 3.019% in 2015.

While the prices of essential goods have shown a variation in the Percentage Changes, the Consumer Price Index (CPI) on the other hand indicates a reality of ever increasing prices in essential goods with increments between the years 2011 - 2015 at 102.7 in 2011, 104.1 in 2012, 105.8 in 2013, 109.3 in 2014, 112.6 in 2015.
