Melaka, also known as The Historic State, is the third smallest state in Malaysia after Perlis and Penang. Located in the southern region of Peninsular Malaysia, Melaka borders Negeri Sembilan to the north and Johor to the south. It has a coastline facing the Straits of Malacca. The state’s capital is Malacca City, which has been listed as a UNESCO World Heritage Site since July 2008.

Melaka is a major tourist destination, both locally and internationally, given its history, architecture and diverse culture within the tiny state. For a state with under a million people, it is a true melting pot of cultures, represented by the Portuguese (Eurasians in Melaka), Dutch, Babas, South Indians and the Malays. The Dondang Sayang with its origins from traditional Portuguese folk music is a mix of music and poetry banter, and is a form of love ballads, is unique to Melaka.

The Tangga Melaka (or Melaka Steps) are unique to the state. This is where steps up the traditional Melaka home are inlaid with intricate tiles from China, and the level of intricacy and the number of steps is an indication of wealth.

In 2016, Melaka was known as the state with the lowest crime, and also the lowest unemployment rate. This might be the reason why it attracts so many tourists from Singapore!

The Edge reported in 2021 that Melaka is the state with the lowest property overhang in the nation, and that it also has one of the highest sales conversion rates. This could be attributed to the fact that a close knit community leads to many word of mouth referrals.
In a sluggish post pandemic market, landed property is seeing more interest than high rise developments in Melaka. Given that Melaka has limited industrial zones, and the rise in ecommerce businesses, existing industrial lots might prove popular.
