Lebuh Armenian or Armenian Street, is a lane lined with rows of double-storey and triple-storey pre-war shops located in the Georgetown UNESCO World Heritage Site. The street, like many others within the Heritage City, was made world-famous in recent years thanks to Lithuanian-born artist, Ernest Zacharevic’s wall murals. One of the most famous of those is the “Little Children on a Bicycle” situated at Armenian Street. Lebuh Armenian is now one of the most recognised and visited streets in Georgetown, where many of the pre-war shophouses have now been repurposed for commercial use. There are cafes, lodgings, souvenir shops, confectionary shops and more along the street. With the constant stream of tourists to Georgetown, there have been an increased demand for these pre-war shophouses turned commercial shop-lots. As such, there are many units which are for sale or rent to potential investors and business owners. The terrace shop-lots along Armenian Street come in varieties of either double-storey or triple-storey. The built-up of a typical single-floor shop or office unit is at least 3,000 sf and above. However, with Georgetown’s rise to international fame since its “Heritage Site” status, prices of these pre-war buildings have also soared. One unit of 2-storey shop could set buyers back by at least RM4 million while those which have been renovated or refurbished may cost even more. Rental starts from RM3,500 and could be more depending on location as well as condition of the unit. With its location and proximity to the many attractions within Georgetown, the commercial shop-lots at Armenian Street have the potential of being a good investment or the ideal location to set up businesses and ventures such as restaurants and hotels. Armenian Street is about 10 minutes from the first Penang bridge while the Penang International Airport is around a 30-minute drive away.
