Hillpark is a low-density gated and guarded development situated in Bandar Teknologi Kajang, Semenyih, within driving distance from the area’s industrial zone. Phase 1 and 2, launched in 2010 and 2011 respectively offered a collection of terrace and semi-detached houses. Hillpark 1 in particular was extremely well-received and apparently sold out.
The new Hillpark 3 is built on a 77-acre plot of land. It features terrace houses ranging from 1,600 sf to 1,724 sf, priced starting from about RM405 psf. Currently, Hillpark 4 is also open for sales, offering two-storey semi-detached houses. However, there were some concerns from prospective buyers regarding to the developer and the project. Buyers felt they were cheated as the project was marketed as Hillpark Kajang, in fact this development carries a Semenyih postcode.
Facilities within the Hillpark development are minimal – you will not find amenities like clubhouses with gyms and pools. What you can expect, however, is a relaxing environment with expansive landscaping, wide roads, water features and playgrounds, as well as lower maintenance fees and competitively-priced freehold units.
Several major golf and country clubs targeted at the upper echelon of society are located within half an hour’s drive from Hillpark, for example Impian Golf & Country Club, Kajang Hill Golf and Country Club and the Sungai Long Golf & Country Club. The Impian and Sungai Long golf courses are among the best in Malaysia, with the latter having the prestigious status as the first golf course in Malaysia to be designed by the famous Jack Nicklaus.
Hillpark is about 8km from the Kajang Central Business District (CBD), and less than 30km away from the city centre. It is surrounded by a network of highways such as the Kajang Dispersal Link Expressway (SILK), Lebuhraya Kajang Seremban (LEKAS), Cheras-Kajang Expressway (CKE) and the South Klang Valley Expressway (SKVE).
Educational facilities abound within the locale of Hillpark, from public schools and universities like Universiti Kebangsaan Malaysia, to private education institutions like The University of Nottingham Malaysia Campus, Rafflesia International and Private Schools, Cempaka International School and the prestigious Australian International School Malaysia (AISM). This will likely contribute to the rental value of properties in Hillpark.
There is also no lack of amenities like hospitals and hypermarkets, as Hillpark is located nearby many developed townships in Kajang, Semenyih and Bangi. Thus, with the steady development of the vicinity, Hillpark appears to have good potential for appreciation over time.
