Setapak 33, or also known as Wisma Setapak 33 or Setapak 1, is a shop-office building located off Jalan Genting Klang. Relatively new, the building is 5-storeys tall, and has units with a built-up of 3,215 sf. The rental for units here are at about RM7,800 per month.
It lacks in facilities, but that can be compensated, as it is a commercial hub, and facilities would usually be provided by the tenants themselves. Investors should consider the building when they make a decision on their next purchase, as the area is a business district, with a number of commercial hubs surrounding the area, which could create some healthy competition, and variety for the visitors.
Being surrounded by other commercial hubs also has it perks, especially to its tenants. There is variety when it comes to preferences, especially if tenants of Setapak 33 would want to try something different. The building is sandwiched by two commercial hubs that has amenities such as cybercafes, restaurants, service centres and workshops. An added advantage is that they are only at a walking distance, in what is already a congested area.
A drive down the road leads to more commercial buildings, especially banks, more restaurants and service centres. It is also an added advantage that it is located close to a few high-rises, such as Flat Danau Kota, Platinum Victory PV13, PV16 Platinum Lake Condominium, and Plaza Prima Setapak. Due to number of residents living in the high-rises, investors of Setapak 33 will be able to see a large surge of traffic. There are also schools nearby, such as Sekolah Kebangsaan Danau Kota 2 and Sekolah Menengah Kebangsaan Danau Kota. Investors who are looking to set up an education business can also consider setting up base in the building.
The commecial building will also be easily accessible via the Jalan Gombak federal route, which can also bring tenants around other townships such as Wangsa Maju and Setiawangsa. Via the Jalan Gombak route as well, tenants can access the Duta-Ulu Kelang Expressway (DUKE), which can help ease the journey to places such as Petaling Jaya and Damansara.
