In densely populated Puchong, landed homes in scenic surroundings are a relative luxury – but Alam Idaman is one of the few notable exceptions to that rule. Located in the neighbourhood of Taman Tasik Puchong, at the southern edge of Puchong, the 5.8-acre Alam Idaman development comes across as a well-kept secret and a stark contradiction to Puchong’s built-up landscape. Just 300 metres from the entrance of the secured and gated Alam Idaman, nature-loving residents can enjoy strolls on the 10 kilometres of scenic waterfront around the 600-hectare D’Island lakes. The fortunate location of Alam Idaman at the southernmost tip of Puchong puts residents within equal driving distance to the neighbouring township of Cyberjaya, the administrative capital of Putrajaya, and to Puchong’s busy core. The main trunk road of Puchong, the Damansara–Puchong Expressway (LDP), is accessible via a 10-minute drive, but residents of Alam Idaman have convenient access to multiple options bypassing Puchong’s centre via the South Klang Valley Expressway (SKVE), the ELITE highway, and the Maju Expressway (MEX). In contrast to Town Villa, a neighbouring development of townhouses also built by the LBS Bina Group in 2012, Alam Idaman features communal parking spaces and 3-bedroom single-storey cluster homes ranging in size from 900 sf to 1,000 sf. Properties are reasonably priced at around the RM300,000 mark. As of June 2020, prices psf in Alam Idaman have largely held within the range of RM230 psf to RM370 psf. Even in a climate of lower rental yields, data has revealed yields of between 3% to 4% from rental properties in Alam Idaman – likely due to the high proportion of nearby industrial zones feeding a constant demand for rentals in the south of Puchong. While still some distance away from the integrated Klang Valley public transportation network, the nearest LRT station in Puchong Prima can be reached by a 15-minute drive, enabling commutes without line changes along the Sri Petaling LRT Line, and access to KL Sentral via the Kelana Jaya LRT line or the interchange station at Bandar Tasik Selatan. Despite the distance from Puchong’s centre, the neighbourhood of Alam Idaman is in relatively close proximity to a wide range of amenities. Within a 5km drive of Alam Idaman are several blocks of shop-offices where residents can find restaurants, convenience stores, pharmacies, and clinics. Major hypermarket chains such as Tesco and AEON are situated within drives of 2km from Alam Idaman, and there are two Giant hypermarkets to choose from within 8km. While the IOI Mall in Puchong proper might seem like the likelier choice of mall to visit, being situated just 9km away on the LDP, residents of Alam Idaman are situated far enough south that a trip to the IOI City Mall in Putrajaya is a similar distance of 11km away. As a densely populated township with many young families, Puchong has a high number of schools to choose from – including half a dozen international schools (MAHSA, Taylor’s, Rafflesia, Nexus, and Alice Smith among others) located in Puchong and neighbouring Seri Kembangan.
