Sinar Mentari Technology Park is a light and medium-scale industrial park that consists of semi-detached factory units. Developed under the Wangsa Group, the technology park was completed in the year 2017. The industrial park is low-density, with only 28 semi-detached units that are 3 storeys high. There are four types of units being offered, with built-ups ranging from 7,083 sf to 9,139 sf. Units here are priced from RM3,498,000 to RM 4,225,000 during its launch. The industrial park is located in Puchong South, which borders Putrajaya and Cyberjaya. The Sinar Mentari Technology Park is surrounded by other industrial parks, which means that the area is isolated and specified, suitable for investors looking for a place to set up a workshop or service centres of the like. A short drive brings tenants to a small town that is filled with restaurants, workshops and service centres. From Sinar Meranti, tenants can reach Bandar Bukit Puchong, Bandar Puteri Puchong, and Pusat Bandar Puchong in under 25 minutes. Having easy access to Pusat Bandar Puchong also means that tenants can reach Tesco and IOI Mall easily. Another nearby mall is the IOI City Mall, which is approximately 20 minutes away under smooth traffic. There are also academic institutions within close proximity of the property, so investors who are keen to start a business in education can also consider getting a unit here. Universities that are nearby are such as Limkokwing University and University Putra Malaysia (UPM). Other accessible highways include the North Klang Valley Expressway (NKVE), the ELITE Highway and the South Klang Valley Expressway (SKVE).
