Juru Heights is a mostly residential development located in Juru, a part of the mainland Penang town of Simpang Ampat. Built on freehold land, the development consists of terrace houses, bungalows and 2-storey shop office buildings.
Phase 2 of Juru Heights introduced the Capri bungalows, which are designed in several practical configurations of 5 bedrooms, 6 bedrooms and 7 bedrooms, with spacious balconies opening off the master bedroom, and large covered car porches that can accommodate 3 cars. The 2- and 3-storey terrace houses have 4 and 5 bedrooms respectively.
Previously, there were news of security breaches and maintenance issues in the neighbourhood, but in the recent years, the Juru Heights Gated Community Association has been formed, in an effort to monitor and improve the condition of the residential area.
Juru Heights is situated within an equal distance from the Penang Bridge and Second Penang Bridge – about 20 minutes – as well as about 5km from the connection to the North-South Expressway and Juru Auto City, where eateries, entertainment and shopping options abound. The development is also easily connected to Jalan Estate, Jalan Perusahaan and Jalan Juru – the main roads that form the backbone for the network of roads in Simpang Ampat.
The Prai Industrial Estate, a mature and established industrial park in Penang, is less than 10 minutes away on foot, a plus point for investors looking to rent out the property to those working in this area. Schools near to Juru Heights include SK Juru and SJK (T) Ladang Juru, while there is also an AEON Big supermarket, a clinic and the Japan-Malaysia Technical Institute (JMTi) in the neighbouring vicinity of Bukit Minyak.
