Neighbourhood Review

Bukit Jelutong is an upscale suburban town of Shah Alam with an area of over 2,200 acres developed by Guthrie Property Holding Berhad (GPHB), a subsidiary of Sime Darby. Residential units in Bukit Jelutong consist mostly of low-density bungalows, duplex houses, and terrace houses. This planned community also houses many parks and open-grassy areas.

Formerly an oil palm plantation known as the Bukit Jelutong Estate, it was owned by the Guthrie Berhad Group. The development of the plantation only began in 1996 with the construction of the Guthrie Pavilion building, currently the HQ of the GPHB.

Bukit Jelutong eventually emerged as a much sought-after address in Shah Alam ever since, with consistent property launches whereby the price levels of its real estate approaches the price levels of the more established areas in Klang Valley. In 2005, the Guthrie Corridor Expressway (GCE) that connects Bukit Jelutong to Rawang was opened.

Public amenities and facilities in Bukit Jelutong encompasses a wide range, from commercial lots to recreation and leisure. Sundry businesses make up the commercial centres in the suburban town while Tesco and Giant can be found just outside the suburb next to the GCE.

The Bukit Jelutong Industrial Park is a low density industrial park whose tenants are mostly multinational corporations from various industries and host low-pollution, hi-tech industries, logistics warehousing, and service facilities. The industrial park is situated in the eastern outskirts of the town. Residents in Bukit Jelutong can have access to an abundance of parks where some are notable for its golf courses and country clubs.

The residents of Bukit Jelutong are a close-knit community who are members of the Bukit Jelutong Residents Association and organise annual events such as the Bukit Jelutong Carnival. The association was registered in 2002 and is an active group who is known for their close rapport with the local authorities.

Traffic going in and out of Bukit Jelutong remains smooth as the ELITE Highway was erected to ensure smooth traffic flow bypassing Kuala Lumpur. However, during the rainy season, traffic congestion can become a problem at peak hours. Thunderstorms have proven to uproot trees and signboards and strong winds have been known to blow off factory roofs in the industrial area and cause massive traffic jams. A thunderstorm occurred in September 2014, wreaking havoc in Shah Alam.

Consumer Price Index

This is a representation of Selangor Consumer Price Index (CPI) for the year of 2011 - 2015

Did you know?

A consumer price index (CPI) measures changes in the price level of a market basket of consumer goods and services purchased by households. (Wikipedia)

The Consumer Price Index (CPI) line shows an increment in prices of essential goods on a yearly basis, while the Percentage Changes line shows the level of changes in price increments over the years. For example, a dip in the CPI line may indicate a low level of price increment as compared to the previous year while a surge in CPI line shows a high level of price increment as compared to the previous year.

The above graph shows 1.644% of price changes in essential goods such as rice, meat and tobacco between the years 2011 and 2012, while increasing in difference to 2.093% in 2013. Prices of essential goods then increasing to 3.448% in the year 2014 while surging by 2.523% in 2015.

While the prices of essential goods have shown a variation in the Percentage Changes, the Consumer Price Index (CPI) on the other hand indicates a reality of ever increasing prices in essential goods with increments between the years 2011 - 2015 at 102.7 in 2011, 105.1 in 2012, 107.3 in 2013, 111.0 in 2014, 113.8 in 2015.
