Neighbourhood Review


Kelana Jaya a relatively small neighborhood located within the city of Petaling Jaya. It comprises mainly of landed properties, with a few high rises as well; although with more people realizing the convenience of the location, there are more new high rises being planned for the area.

The main trunk road that connects Kelana Jaya to the rest of the city is the Damansara-Puchong Expressway which runs through Kelana Jaya, where the turn-offs branch off into housing developments and office towers.

Despite its central location, not many would wish to make their homes here due to the heavy traffic that lines the main roads of Kelana Jaya during peak hours, making travel a major hassle. Despite high property prices, investment prospects seems low on the ground.

A good example is, there have also been many commercial buildings to date such as the Parklane Commercial Hub, which was completed in 2012, that still stands mostly empty to date with no tenants.

Aside from that, Kelana Jaya is generally a peaceful and quiet area that offers a good mix of residents from all walks of lives, with the main families being those from the middle up upper middle income group.

The Consumer Price Index (CPI) line shows an increment in prices of essential goods on a yearly basis, while the Percentage Changes line shows the level of changes in price increments over the years. For example, a dip in the CPI line may indicate a low level of price increment as compared to the previous year while a surge in CPI line shows a high level of price increment as compared to the previous year.

The above graph shows 1.644% of price changes in essential goods such as rice, meat and tobacco between the years 2011 and 2012, while increasing in difference to 2.093% in 2013. Prices of essential goods then increasing to 3.448% in the year 2014 while surging by 2.523% in 2015.

While the prices of essential goods have shown a variation in the Percentage Changes, the Consumer Price Index (CPI) on the other hand indicates a reality of ever increasing prices in essential goods with increments between the years 2011 - 2015 at 102.7 in 2011, 105.1 in 2012, 107.3 in 2013, 111.0 in 2014, 113.8 in 2015.

because it from kl, subang, Shah Alam, Cyberjaya, it's just around. The further you have to travel is half an hour. The main busses, like from Putrajaya, all end up at kj station.In terms of safety, the housing area I'm in is gated, as is most housing areas around here. Cleanliness bit, depends on which part of kj you're at. In general it is fairly clean. The low cost flats are all like hidden dalam dalam.Convenience wise, very much so. Because there's the huge ass giant here, and like 5 minutes away is another smaller giant, a hero mart. The amount of restaurants around here are cray.
Although its known to be linked to most of the highways but traffic is horrendous! Not many choices of eateries besides being in Paradigm Mall itself, even the parking in the mall smells like sewerage! Would consider it as a quiet area though.

Tho' this place is quiet but this place is not very convenient especially when it comes to food variety.
Traffic is bad after 6pm. You will be stuck in the parking area for at least 45 min just to exit the area.

And to be honest, the car park in kelana square is quite dodgy.

it's right beside LDP highway and behind KJ its the subang airport highway which makes accessibility even better.
